• Loose hinge screws that will not tighten. Therma-Tru screws are threaded into the backup plates inside the stile. If a previous handyman solved a stripped plate by ramming in a longer drywall screw, the adjustment is compromised and the door will sag again.
• Water staining or soft spots at the bottom corners of the slab. That is capillary moisture wicking up past a failed threshold or bottom seal. In a coastal city like Fort Pierce, that means the door’s bottom rail is absorbing water and will eventually delaminate or rot if it is wood-edged.
